NORTH OF PONTEFRACT ROAD
This is a greenfield urban extension site, which is close to the town centre, and has good access to public transport. The
site's development will be part of regeneration proposals, and will include good pedestrian links to the town centre.
The site will be developed in conjunction with the town centre masterplan. Development which prejudices the subsequent
potential development of adjoining areas will not be permitted. In relation to the Air Quality Action Plan, a planning obligation
will be required to offset the increase in road vehicle trips. Rights of way should be improved and a route linking to
Featherstone railway station will be required. The viability of a bus route through the site should be investigated. A 2ha
area of natural greenspace will be provided on-site, and a contribution to off-site open space quality improvements will be
required. A Phase I Desktop Study will be required to identify potential risks of contamination.
